Identification Requirements for Notarial Acts and Loan Signings in Texas
To perform any notarial act in Texas, the signer must be positively identified by the Notary Public using one of the following methods:
Acceptable Identification Methods
Personal Knowledge: The signer is personally known to the Notary.
Credible Witness(es): If the signer lacks ID and is not personally known, two credible witnesses may be used. Each witness must either be personally known to the Notary or present valid government-issued photo ID. The witnesses swear under oath to the signer's identity.
Satisfactory Evidence (Government-Issued ID): A current (unexpired) identification card or document issued by a U.S. federal or state government agency, containing the signer's photograph and signature. A U.S. passport is also acceptable.
Commonly Accepted Forms of ID:
State-issued driver's license or ID card (from any U.S. state)
U.S. passport
U.S. military ID
Permanent resident card (Green Card)
Certain foreign passports (with valid U.S. immigration stamp)
Inmate ID issued by the Texas Department of Criminal Justice (for incarcerated signers)
Important Notes on ID:
The ID must be current and unexpired.
The name on the ID must substantially match the name on the document being notarized.
Copies, photos, or digital versions of ID are not accepted—the original physical ID must be presented.
Social Security cards, credit cards, birth certificates, or non-photo IDs are not acceptable as primary identification for notarization.
Special Considerations for Loan Signings
While Texas law requires only one satisfactory form of ID (or the alternatives above) for standard notarizations, most loan document packages (e.g., mortgages, refinances) require two forms of ID due to lender/title company guidelines and federal requirements (such as the USA PATRIOT Act Customer Identification Program form).
Primary ID: One of the government-issued photo IDs listed above (must be unexpired).
Secondary ID: Often a Social Security card, credit/debit card with signature, or another supporting form (check your loan instructions for specifics).
To avoid delays, always bring at least two forms of ID to a loan signing appointment—one primary photo ID and one secondary.
If you lack acceptable ID, let me know in advance—I can provide credible witnesses for an additional fee of $25 per witness (typically two are needed under Texas rules).
Ready for your signing? Provide details about your documents, and I'll confirm exactly what's needed for a smooth, compliant notarization!
We charge a different rate for each service, competitive with the market. To get an exact quote for your service needs, feel free to call or text us anytime.
Mobile Notary (Travels to You)
Convenient for home, hospital, or office.
Response time: Many services offer same-day or 90-minute to a few hours arrival, with some 24/7 options claiming 30-minute response.
Session itself: Similar to in-person, 15–30 minutes.
Best for those unable to travel, though it may cost more due to travel fees.
Yes, I can provide one or more credible witnesses if your notarization requires them (for example, when the signer lacks acceptable ID or for certain types of acknowledgments/jurats allowed under state law).
Details:
Cost: $25 per witness (in addition to the standard notarization fee and any applicable travel or RON fees).
Availability: Witnesses are available for in-person, mobile, and select remote online notarizations (depending on platform capabilities and state rules).
Requirements: Each witness must be personally known to me or present valid ID. They will also need to sign the notary journal and/or document as required.
How Many? Most situations require only 1 witness, but some (e.g., certain real estate or power of attorney forms) may need 2. Let me know your document type, and I’ll confirm the exact number needed.
If your document doesn’t actually require witnesses (many standard notarizations do not), I’ll let you know to save you the extra cost.
Just mention during scheduling that you need witness(es), and I’ll arrange everything for a smooth signing!
Yes, I can perform Remote Online Notarization (RON) for clients located in [X State], as long as your document is eligible for remote notarization and follows applicable laws.
Key Details:
My Commission: I am a commissioned notary in a state that fully authorizes RON (with permanent laws in place).
Your Location: You can be anywhere in the U.S. (including [X State]) or even internationally—the signer does not need to be in the same state as the notary.
Acceptance: As of 2026, nearly all U.S. states (47+ and the District of Columbia) recognize and accept documents notarized via RON when performed under the laws of a RON-authorized state. This is due to full faith and credit principles and widespread state reciprocity.
Exceptions/Restrictions: A small number of states may have limitations (e.g., on certain real estate documents or if they lack full permanent RON laws yet). If your document has specific requirements (like deeds or wills), I'll confirm eligibility during scheduling.
Process:
Secure video session with identity verification.
Electronic signing and digital notary seal.
Typically completed in 5–15 minutes.
If [X State] has any unique rules affecting your document type, I'll let you know upfront—no surprises!
Ready to schedule? Just provide your document details and location, and we'll get it notarized quickly and compliantly.
